BOOKING AND CANCELLATION
Booking a shared flat through Roomio’s platform is simple. Browse available apartments, take virtual tours, and select your preferred space. Follow our intuitive reservation process, and our team will guide you through the steps to secure your spot.
If the desired flat is occupied, you may be placed on a waiting list. As soon as a spot becomes available, we’ll notify you, and you can decide if you’d like to proceed.
We offer both short-term and longer-term lease options, catering to the diverse needs of our residents. Tenant can choose from three-month term to 12-month term. You can always extend the stay before the end of the renting period.
Yes, you can reserve a flat for a future move-in date. Contact our team, let us know your preferred date, and we’ll work to accommodate your schedule.
Yes, the reservation deposit is typically refundable, provided you adhere to the terms and conditions outlined in our leasing agreement.
Absolutely, you’re welcome to transfer to another available Roomio share flat, given you have over three months left on your rental term. For the new room, you’ll cover the listed price, along with any differences in deposit, if applicable. If the new price is lower, we’ll subtract the deposit difference from your rent. It’s all about ensuring a smooth transition for you!

Changes or cancellations are possible within 48 hours of making a reservation. Contact our support team for assistance.
The rent includes all utility bills, except for monthly electricity consumption, which has a predefined limit. If this limit is exceeded, the additional amount will be divided equally among the tenants.
Yes, we require a standard two-month deposit. Roomio will return the deposit within 5 working days.
We kindly request both identification documents and portrait photos. For international guests, we will also need a copy of your visa, work permit, or study visa as applicable.
Making Changes with Notice
You have the option to wrap things up before your lease period concludes, provided you let us know at least 30 days in advance. If you choose to do so, any pre-paid rent will be adjusted for the unused days. If you decide to move out early, we won’t be able to refund the security deposit. However, if it’s us ending the agreement early, we’ll return your security deposit after deducting any outstanding amounts you may owe (like for damages or fees). If the security deposit doesn’t cover these costs, you’ll need to make up the difference.
Making Changes without Notice
In certain situations, we might need to terminate the agreement right away:
- If the law requires it
- If you’re consistently not meeting your responsibilities despite us communicating with you
- If rent isn’t paid within 15 days
- If you let someone else use the place without obtaining our approval beforehand
Roomio’s pet policy varies by property. You can see detailed pet regulations in each property or check with our team to determine if pets are allowed in your desired flat.
Yes, Roomio offers discounts for long-term rentals. You can see the specific terms in each shared flat. If you plan to stay more than 12 months, please contact our team for information on available discounts.
LIVINGEXPERIENCE
The rooms are fully furnished, but you are welcome to bring small personal items that make you feel at home. Please note that you should remove them when you leave.
Mail and package delivery is typically managed through secure mailboxes or designated areas in the building.

Roomio is committed to providing a healthy and pleasant environment for all residents. Smoking is generally not allowed in shared apartments or common areas to ensure the comfort of everyone.
Yes, you can have friends or family stay over in your private room during the day but not to stay overnight.
You can only share the master bedroom with one person. However, you will need to add 30% of the total monthly price. For example, the master bedroom costs 10 million dong. If you split with someone, the price would be 13 million dong.
